Market Appraisal
Selling
Firstly, if you are selling, you will require a Market Appraisal to determine the value of your property and to agree a suitable marketing strategy. At Exclusively Surrey we can offer you a free, no obligation factual and accurate market appraisal to determine the current market value of your home. Our property valuers are the most experienced in the business and will provide you with a valuation based not only on their in depth knowledge of your location but also utilising our extensive database of recent properties sold and data available from the Land Registry. We also have a dedicated Land and New Homes department who will assess any development potential your home may have.
Instruction of the agent/property details
Having completed our Market Appraisal we will write to you to with our opinion of the
value of your home, our marketing strategy and our costs. You would be required
to sign and return to us a copy of this letter to confirm your instruction to sell your property.
Once we have your signed agreement to market your property, we will commence preparation
of the selected marketing tools. We will normally arrange an appointment for our professional photographer, and
floor planner to attend your property and obtain the necessary “collateral” that would be required to produce our high quality details.We will then upload your details to our market leading website, exsurrey.com and populate the property portals on which we display our details.

In some instances we may agree with you to market your property on a low key basis, in which case it would not
publicly be displayed on our website, on property portals or in our office displays. Pictures and floor plans are still
required for low key properties. Approximately 40% of property sold by Exclusively Surrey is sold on a low key basis.
Viewings
We always accompany prospective purchasers on viewings of our client's properties. This enables us to truly understand what applicants want, by obtaining first hand feedback from the property viewing. We obviously will revert to you as soon as feedback is obtained and advise you of the views and opinions of the applicant

FOR SALE BOARDS
Boards are a very effective way of marketing your property 24 hours per day. We appreciate however that boards are not appropriate for all property types and we will discuss with you the suitability of a board at our Market Appraisal.

EMAIL Wherever possible, all prospective purchasers who register with us are asked to provide email addresses to ensure they are notified of any new properties as soon as possible within 24 hours of receiving your instruction.

We will contact registered prospective purchasers as soon as possible after receiving your instruction and your details will be immediately forwarded to all registered buyers in your price band.

editorial or comment for publications, both local and national and we have also
featured our client's properties on a number of property related TV programmes.
We would obviously obtain your permission in advance of any editorial or promotional advertising.

UPDATING ON YOUR SALE
At Exclusively Surrey we pride ourselves on our conscientious sales management. We employ the best staff in the industry and provide them with the best available tools to do their job. These include the very latest and most advanced property management system, which our staff use to track progress and keep record of all data relating to your property. Our staff are therefore able to update you in a precise and factual manner as to the status of your sale.

We will keep you regularly appraised of your sales process right through to completion and we also liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.

OFFERS
Any offers we receive are promptly verbally notified and then followed up in writing. Our competent sales team will negotiate between you and your prospective purchasers in order to identify the strongest buyer.

We will inform you of the purchasing position of the buyers and liaise with you until an acceptable offer has been agreed.

Should you require your sale to be completed by a certain date we would ask you to communicate your preference to us in order that we may make the necessary arrangements.

AGREED SALE
At this point (if you have not already done so), you will need to instruct a solicitor. We can, if required provide recommendations of suitable firms based on the complexity of your transaction. We will then write to all parties concerned, providing all relevant information regarding your sale.

The solicitors will then communicate and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers' mortgage offer (if required) will also be subject to the results of the survey.

Your legal representative will request the TITLE DEEDS from the lender (if appropriate) or yourselves as the seller and the FIXTURES AND FITTINGS form supplied to you by your solicitor must be completed at this stage.

Your solicitor draws up the DRAFT CONTRACT which sets out the Terms of the Sale and sends it to the purchaser's solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and LOCAL SEARCHES carried out.

Once the draft contracts have been approved, it can be signed by both parties.

Selling
EXCHANGE OF CONTRACTS
As long as the mortgage offer (if required) has been received and cleared funds placed with your buyer's solicitor, a mutually convenient date can be agreed for the exchange of contracts.

COMPLETION
The date at which the transaction is finally executed. This may be the date of exchange, or any agreed time after. Typically completion takes place 3-6 weeks after exchange of contracts. Completion is the time at which the ownership of the property transfers from the seller to the buyer and therefore is also the date that the existing occupant must vacate...
